An illustrious history

Since our inception as the Metropolitan Estates & Property Corporation by Claude Moss Leigh in 1946, MEPC has been a prominent name in UK property, listed on the London Stock Exchange and a constituent of the FTSE 100 Index.

In 2020 we were acquired by Federated Hermes — a global leader in active, responsible investment — to enhance its Private Markets proposition by adding our specialist asset and development management expertise to its existing capabilities.

In 2021, we celebrated our 75th anniversary, becoming one of only a handful of UK real estate companies to reach such a milestone.

This acquisition of MEPC provides Federated Hermes Private Markets with a conduit for best-in-class development management expertise, supporting our ambition to be the leading provider of great places, which deliver positive outcomes for both society and the environment. There are many synergies between the two brands and an already long lasting and successful relationship, which can now be built upon further.

The difference

MEPC is the specialist real estate development and asset operating platform within Federated Hermes' Private Markets business.

Federated Hermes is a global leader in active, responsible investment with over $715 billion of assets under management including almost $20bn in Private Markets1. It is guided by the conviction that responsible investment is the best way to create long term value.

MEPC and Federated Hermes enjoy a long track record of delivering meaningful and sustainable placemaking schemes that not only generate long-term financial outcomes, but also positive societal and environmental impact.

As a single organisation since 2020, the combined conviction continues to be the creation of new places where people will choose to work, visit and live, through developments that are innately focused on communities. This ethos of inclusivity and a sense of belonging that helps create the 'meaningful places' of the future.

The combination of MEPC's track record of successful placemaking and approach to partnership fits seamlessly together with the heritage in sustainable real estate investment of Federated Hermes, providing the solid foundation from which new places can flourish.

Driven by our values

Our values are the core beliefs that we, as a company, stand for. They serve as the compass that guides our every action, behaviour and decision-making process.

Social at heart

Our focus is on the people who inhabit the spaces we create. We strive to be inclusive, and we like to take a genuine placemaking approach across all of our estates. Above all, we want to connect people to each other, and to a sense of local pride, using innovative approaches to enriching lives within the community.

Delivered with passion

Vision is nothing without the conviction to make it happen. We ensure that form and function go hand-in-hand. We build with integrity and quality, and lead by example. And we demonstrate our commitment to stakeholders through long-term investment and stewardship.

Strength in numbers

The tenacity of our approach is borne from our financial muscle. We create, curate and manage on behalf of long-term pension fund investors. We have over £2 billion of assets under our stewardship. And our exciting regeneration projects accommodate hundreds of organisations and thousands of people.

Imagining the future

Innovation is ingrained into our DNA. We want to discover and create new ways of working and living. We strive to deliver transformational urban regeneration. And we aim to facilitate growth for all those that inhabit our estates.
