Milton Parks new statement building now ready for occupation
Milton Park’s stunning new building, Number 97, is now complete, offering prospective tenants an exceptional working environment. The building has been designed as a potential headquarters for a large company, but is flexible enough to be let floor by floor.
Vital statistics
Number 97 comprises 37,847 sq ft of floor space over three floors. It is well situated on the main road, close to the shops and amenities of the park centre. With parking for 144 cars, including seven spaces for disabled users, there is plenty of space for commuters.
Environmental benefits
In keeping with Milton Park’s sustainable approach to development, Number 97 has been designed to surpass the requirements of the current building regulations. This will reduce the carbon footprint of the building and reduce the overall running costs.
Environmental features include:
• low energy air conditioning down-flow displacement air conditioning system;
• increased floor to ceiling heights, which improves the amount of daylight and the air quality;
• the introduction of solar control glass in the windows to reduce heat gain;
• solar powered water heating; the collectors are mounted on the roof;
• rainwater harvesting – with the water being used for toilet flushing.
Flexibility
The building has a simple rectangular floor plan and is therefore flexible enough to be occupied by one or several companies. The accommodation is designed to be used open-plan or in a cellular arrangement. The light fittings and windows have been laid out to assist with any office configuration and all floors have been designed to facilitate the distribution of power and data to desks.

Any company deciding to take up residence at Number 97 will benefit from its distinctive and imposing design. This includes coloured glass, an irregular window pattern and an impressive entrance screen, which gives Number 97 a striking and contemporary appearance. The imposing entrance hall, which is double height, gives the occupiers of all three floors the benefit of an impressive entrance to their suite.
