Leavesden Park is an internationally renowned 120-acre site on the edge of Watford, which couples the needs of new media and film production industries in a parkland setting.

Phase 1 comprised 360,000 sq ft of office floor space and was constructed whilst existing aerodrome buildings were being utilised by Warner Bros. Studios to make all of the Harry Potter movies as well as other hits such as Golden Eye, Star Wars Episode I: The Phantom Menace and Guy Ritchie’s Sherlock Holmes.

Phase 2 comprised the sale to Warner Bros. of 500,000 sq ft of existing buildings together with 80 acres of land. As part of Phase 2 MEPC successfully obtained outline planning consent on 35 acres for 425 residential housing units alongside the successful application for the studio tour ‘The Making of Harry Potter’ and the refurbishment and extension of the studio complex.

These permissions were obtained without the need for Environmental Impact Assessment and on a site which sits within the Greenbelt
